This is the second phase of Vistry’s 600 home Spencer Park development.
Reserved matters planning permission was granted for the homes by St Albans City and District Council and Dacorum Borough Council, with 114 of these to be affordable.
The affordable homes will include 86 for affordable rent and 28 for shared ownership.
Construction is expected to begin in early 2026 with the first private sale homes due for completion in early 2027. Full completion of the development is anticipated by late 2031.

In addition to these homes, the housebuilder is building a cafe, retail space and multiple play areas on the site.
“With Phase 1 progressing well and set to complete mid-2027, we have already established strong momentum on site,” said Verity Macey, managing director at Vistry Central Home Counties.
“Phase 2 builds on this progress, enabling us to continue delivering high-quality homes across a range of tenures alongside the amenities that will support a well-connected, sustainable neighbourhood for the local community.
